Commercial property financing is the longest-dated facility on this list, and the most closely underwritten. In exchange, it carries the lowest cost of capital and a payment that stays put for the life of the loan.

A fully amortising structure matters more than most borrowers expect: it removes the refinancing cliff that a balloon payment creates, which is where a good property deal most often goes wrong. Underwriting looks at the property, its income, its condition and its occupancy, alongside the operating business behind it.
